Bathroom Renovation Costs in Ontario: What Actually Drives the Price
Ask five contractors what a bathroom renovation costs and you'll get five different answers. Most of them are guessing. Here's how we actually price one — and what pushes the number up or down.
The Short Answer
A full bathroom gut-and-rebuild in the GTA typically runs $11,000–$20,000, tax in — depending on what's needed.
That covers tearing the bathroom back to the studs, new plumbing where needed, waterproofing, tile, vanity, toilet, shower or tub, fixtures, electrical, and finishing. Not a facelift — a real renovation.
Anything far below that range usually means corners got cut somewhere: no waterproofing membrane, cheap fixtures, or a contractor working without the margin to come back if something fails.
Where the Money Actually Goes
On a full bathroom, the money goes to three things:
- Trade labour. Plumber, tiler, electrician, plus the finishing work that ties it all together. A bathroom is small, but it's the densest room in the house — every trade touches it, and they all have to work in sequence, not in parallel.
- Materials. Tile, vanity, toilet, shower fixtures, tub or glass, waterproofing system, cement board, grout. Fixture selection alone can swing this bucket significantly either way.
- The rest is project cost and margin. Running the job — site visits, coordination, cleanup, and standing behind the work if something needs fixing.
That math is how we quote: per job, fixed scope, everything in. We don't bill hourly on renovations — you should know the price before we start, not discover it after.
What Pushes It to the High End
- Moving plumbing. Relocating a toilet drain or shower drain means opening the floor and re-running lines. Keeping everything in the same footprint saves real money.
- Structural surprises. Rotten subfloor under the tub, a bowed wall, old galvanized lines that crumble when touched. We find this more often than you'd think in older bathrooms.
- Curbless showers and custom glass. They look great and they cost more — more waterproofing detail, custom glass cut to fit, and labour that can't be rushed.
- High-end fixtures and tile. A basic faucet and a designer one do the same job. Your call, but know where the money goes.
What Keeps It at the Low End
- Same layout, same drain locations.
- Mid-range fixtures that are built to last instead of built to photograph.
- One tile choice for the whole room instead of three.
- A bathroom that's already in decent shape behind the walls — no surprises, no rot.
How to Compare Quotes
Two quotes for "a bathroom renovation" can describe completely different jobs. When you're comparing:
- Is the scope spelled out? "Renovate bathroom" is not a scope. Tile height, fixture list, what's being moved, what's staying — all of it should be written down.
- Is waterproofing named? If the quote doesn't mention a waterproofing system by name, ask. This is the single most-skipped step in cheap bathrooms, and the one that causes the most damage.
- Is it a fixed price or an estimate? An estimate with allowances means the price moves after you commit. A fixed-price quote means the contractor priced the actual job.
- Who handles the extras? Every bathroom hides something. Ask how change orders are priced before there's something to argue about.
FAQs
Why do bathroom quotes vary so much?
Because "renovate the bathroom" means different things. A quote at the bottom of that range and one at the top are usually describing different scopes — different tile coverage, different fixtures, different waterproofing, different plumbing work. Compare line by line, not top line.
Can you renovate a bathroom without moving the plumbing?
Yes, and it's the cheapest way to do a full gut. Keeping the drain locations saves opening the floor and re-running lines. If the layout already works, spend the money on finishes instead.
How long does a bathroom renovation take?
A full gut-and-rebuild typically takes two to three weeks of on-site work, depending on how many trades need to sequence through. Anyone promising it in five days is skipping steps.
Do you need a permit for a bathroom renovation?
For a straight fixture-and-finish renovation in the same footprint, usually not. Once you're moving drains, changing structural elements, or altering electrical beyond like-for-like, that's when permits enter the picture. We flag it in the quote when it applies.
What's the one thing people regret cheaping out on?
Waterproofing, every time. It's invisible when it's done right and catastrophic when it's not. A failed shower pan doesn't announce itself — it rots the floor below it quietly for years.
